As the most populous county in Utah, Salt Lake County is at the center of the state’s explosive economic growth. Rising property values and rapid expansion mean Salt Lake County’s property tax base will continue to grow as tax pressures compound for Utah property owners.
Appraisal: Salt Lake County primarily uses an income-based appraisal approach supported by available market data. While the county references comparable sales when possible, Utah’s non-disclosure status often limits access to sales information.
Valuation Methodology: The Salt Lake County Assessor’s Office publishes an annual report describing its valuation methodology.
Utah’s second most populous county, located just south of Salt Lake City, is also experiencing accelerated residential and commercial growth driven by its expanding tech marketplace, valuable labor market, and ongoing infrastructure investments. Shifting market values require regular property reassessment, creating a significant burden on Utah property owners.
Assessment Schedule: Utah County operates similarly to Salt Lake County, conducting annual mass appraisals but continuing to use the cost approach for some commercial properties because of limited market data availability.
Farmland Assessment Act (FAA): Agricultural and greenbelt parcels are assessed under use value, not market value.
Business Personal Property (BPP): BPP is assessed in Utah County, with local businesses required to report qualifying assets annually for taxation.
